What Is LTC Properties Inc.?
Founded in 1992, LTC Properties, Inc. is a self-administered real estate investment trust (REIT) that invests primarily in senior housing and healthcare properties in the US through sale-leaseback transactions, mortgage financing, and structured finance solutions such as preferred equity and mezzanine lending. It is headquartered in Westlake Village, California.

The company's portfolio is roughly split 50/50 between senior homes and skilled care facilities. Its properties include skilled nursing facilities (SNF), assisted living communities (ALF), independent living communities (ILF), and memory care communities (MC), among others. Its primary goal is to establish and manage a diverse portfolio that generates and preserves shareholder value while also delivering current distribution income to its stakeholders. To accomplish this goal, LTC seeks assets owned by regional operators that provide upside potential and portfolio diversity (geographic, operator, property type, and investment vehicle).

The company is listed on the NYSE under the ticker LTC.US. Overall, LTC's portfolio is well-diversified in order to provide a balanced income stream from private pay and government reimbursement. The company stated in December 2021 that it had originated a $52.5m unitranche loan for the acquisition of a 13-property senior housing portfolio across North and South Carolina. It proactively harnesses effective partner relationships to grow its portfolio while being cognizant of operator concentration.
